Thoughtful Solutions for a Unique Lot
A pivotal factor in designing this project was dividing the unique quarter-circle lot to optimally accommodate both halves of the semi-detached home. Knowing one client prioritized panoramic views while the other envisioned a swimming pool, we opted for a strategic, asymmetrical division of the land. Consequently, one residence features a front-facing yard oriented toward the landscape, while the second home—showcased here—was designed in an L-shape that embraces a private pool. Unlike a standard symmetrical split that would impose severe spatial limitations on both properties, this tailored approach ensured each home fully realized its owners' distinct architectural vision.
A Precise Balance of Privacy and Openness
The project's guiding principle is a refined, modern architectural language, expressed through high-quality materials, harmonious palettes, and clean aesthetics. We created an intentional interior-exterior dialogue through precise facade planning. Facades facing the adjoining property and neighbors are relatively opaque, ensuring maximum privacy. Conversely, facing the inner courtyard which is significantly elevated from the street, the house opens up entirely, blurring indoor-outdoor boundaries. To maintain this uninterrupted flow, the staircase was discreetly positioned along the shared party wall, minimizing its visual footprint within the main living space. The level division reflects a deep understanding of the family's lifestyle. The ground floor accommodates the primary public spaces, two spacious children's suites, and an intimate family television area. The pitched-roof attic houses a tranquil master suite, while the lower street level integrates an accessible parking garage and an independent residential unit for the adult son

Movement Axes and Uninterrupted Views
The main entrance was placed with profound consideration for the spatial sequence, positioned precisely at the connecting node—the inner corner of the "L" shape. Upon crossing the threshold, impressive, elongated sightlines instantly open up, extending parallel along both wings of the structure. These visual axes endow the interior with an extraordinary sense of depth, immediately connecting those who enter with every part of the house. These long views naturally invite the eye to wander, generating a continuous spatial narrative and an immediate visual connection with the outdoors, the garden, and the swimming pool accompanying the internal circulation.

The Public Domain: Transparency, Lightness, and a Natural Flow
Transitioning from traditional corridors, we designed integrated spaces. A dedicated family area is strategically positioned where a passage would typically exist, creating a functional, shared space. Floor-to-ceiling glass walls with minimal black metal frames dissolve the barrier between inside and out, connecting the interior directly to the private garden. This is further enhanced by carefully integrated louvered window systems for controlled light and privacy. A striking architectural feature is the bold, floating board-formed concrete roof which extends horizontally to provide essential shading while establishing a strong horizontal line. This modern aesthetic is balanced internally by the warmth of natural wood in custom cabinetry and stone elements, ensuring a tactile and timeless feel.
